This special feature and cover of the latest March, 2012 issue of Barron’s Magazine states home prices are ready to rebound. A great article that sums up the housing market experience, shadow inventory brought on by distressed sales and foreclosures and the turn of the housing market with recovering home prices. Barron’s expects after falling 34% over the past six years, “U.S. home prices will soon bottom. They could turn back up by spring 2013.”
Another good article just released by Real Estate Insider News states “history will show that actual housing bottom was late 2011″ and Bank of America agrees as they’ve updated their forecast, declaring that “housing prices have hit bottom earlier than they expected.”
Local markets within the market
If you jump in, read these tasty real estate morsels all the way through and while doing so remember this is U.S. housing market neews. While this is important to the overall health of housing recovery, all markets within the national housing arena are not created equal. As we’ve played witness to several times over the past few years, there have been states that have shown signs of recovery before others. Narrowing it down further, areas, cities and towns have been featured for increased home sales, and you can keep zeroing in from there to niche’ markets, areas of towns, neighborhoods, etc.
These respective pockets in the market are like mini-economies within the big picture — as such, they react to their own respective forces despite what the national real estate market is doing. These pockets or mini-economies if you will, play a direct role in these respective niche’ markets and the real estate prices within them — also known as local markets within the market.
Don’t wait to buy
The best positioning as a home buyer is to be ahead of the curve and in your home when the market starts adjusting. As a homeowner, you want to be settled and ready to collect on any type of market gain. We all know there won’t be a magic reset button that’s pressed at any given time declaring a market bottom. Recovery is sure to be a gradual with bumps along the way and as we’ve experienced, different from one place to the next as respective local markets within the market will have real estate values directly affected by activity within them.
Don’t wait to buy. You don’t find yourself sitting on the fence while mortgage rates are at a record low and housing options and affordability are at their all time best, you may very well find yourself the wrong side of the fence. Attempting to follow variable market predictions could have you all over the map. Now is the time.
Things are on the mend
While we’ll hear or read in the coming months variances of the same message; home prices on the rebound, market to hit bottom, housing crash over, road to recovery ahead… As advised we need to mentally, emotionally and financially be prepared for housing news for the next 12-18 months to be mixed at best. The point I think being made with all the valuable insight around us, things are on the mend and that’s a good place to be.
